The route is document-led. The Tapu (title deed), DAB, bank transfer receipts, valuation or TTB evidence and certificate-of-eligibility process must describe the same buyer and the same Residence.
What changes the buyer's decision?
A Project can be suitable for citizenship work while a particular Residence fails. A discount, bundled Residence or staged payment can change the evidence. We treat eligibility as Residence-level and dated.
Ask for the specific Residence, not the Project badge. We compare price, value evidence, payment timing and title restriction before you rely on citizenship language.
Evidence and checklist
| Buyer moment | Check | Why it matters |
|---|---|---|
| Rule | USD 400,000 property route | Official Gazette Decision 5554 raised the route to USD 400,000. |
| Title | 3-year restriction | The title record must carry the no-sale commitment. |
| Value | Licensed appraisal or TTB | The listing price does not settle the official value. |
| Money | DAB and bank receipts | Funds must support the foreign-buyer and citizenship trail. |
| Scope | Residence-level file | Project marketing cannot replace apartment-specific evidence. |
How to use this in your shortlist
Start with your goal, budget and timing, then test one Project, one Residence and one Offer against the rule above. If evidence is missing, keep the gap visible instead of replacing it with a claim.
