Terms of Use

The site currently presents real-estate projects, areas, guides and contact routes for foreign buyers considering Türkiye. It is not an online marketplace checkout, does not take payment, does not currently create user accounts and does not conclude a property purchase on the website. Any optional tool described below is covered only when it is actually displayed.

Listing information is informational only. Prices, price ranges, "from" prices, availability, sizes, completion dates, amenities, views, payment plans, taxes, service charges and rental figures may change, may be approximate, may depend on the floor, residence, date or currency and may come from developers, sellers, project materials or third-party research.

"Price on request" means that no publishable current price is stated on the website for that item. It is not a promise that a residence exists, that a price has been reserved, or that the residence will be offered on any particular terms.

Images, renders, plans, maps, distances and neighbourhood descriptions are provided to help orientation. Renders and masterplans show design intent; completed conditions can differ. Distances and map positions are not title, boundary, zoning, permit or due-diligence evidence.

Nothing on the site is legal, tax, immigration, investment, financial, valuation or mortgage advice. Buyers must take independent Turkish legal advice, tax advice, financing advice and technical/valuation advice before committing to any transaction. The company is a real-estate advisory and brokerage, not a law firm, bank, valuation firm, tax adviser or licensed investment adviser.

No return is promised, guaranteed or implied. Rental yield, capital appreciation and district comparisons are market information, not personal recommendations. If offered, a shortlist/compare tool is only a visitor convenience and does not reserve, verify or rank a property for suitability. Total-cost, instalment and area calculators use the inputs and assumptions shown; they are estimates, not quotations, affordability checks or advice. Any FX display is indicative, source- and time-dependent, and is not a conversion commitment. Values, rent, vacancy, charges, taxes, rates and counterparty risk can change every outcome.

Citizenship-by-investment content is a screening explanation only. Eligibility is set by Turkish law and decided by Turkish authorities, not by the company, a developer or an agency. Whether a particular property satisfies the current threshold and programme conditions must be confirmed in the live file by the competent public authorities and by a qualified valuation/appraisal process, including the SPK-licensed appraiser route where applicable.

Ownership of property in Türkiye passes only when the Tapu (title deed) is registered in the buyer's name at the Land Registry. Website content is not evidence of title, encumbrances, permits, zoning, boundaries, delivery status or any particular residence's legal condition.

Enquiries do not create an obligation to buy, sell, reserve, advise or represent unless a separate written agreement is signed with the relevant parties. No accounts exist today; if accounts are later offered, registration alone will not create such an obligation and account-specific notices will apply. Any brokerage, viewing, reservation, purchase, management or advisory service may require separate documentation under Turkish law and practice.

The company may change, remove or correct site content without notice. If an error is found, the correct source document, official record, developer confirmation, signed agreement or title record prevails over the website.

Acceptable use: do not scrape at scale, attack, probe, interfere with, misrepresent, copy project data for competing listings or model training, submit false enquiries, upload unlawful content, or use the site to spam or harass the company, sellers, developers or visitors.

Intellectual property in the site design, text, selection, arrangement and original content belongs to ICANBUY ULUSLARARASI GAYRİMENKUL YAT. A.Ş. or its licensors. Third-party trademarks, project names, developer names and media remain their owners' property.

External services and links, including WhatsApp, Mapbox, Zoho and external social platforms, are governed by their own terms and privacy notices. The company is not responsible for their availability, security or content.

To the fullest extent permitted by law, the site is provided "as is" and the company is not liable for loss caused by reliance on unconfirmed listing information, third-party content, tool estimates, exchange movements, regulatory or availability changes, or decisions made without independent advice. Nothing excludes mandatory consumer rights or liability that cannot lawfully be excluded.

Each language version is intended to convey the same meaning. English is the editorial reference for website consistency, but this does not override mandatory Turkish-language disclosures, consumer protections or the language/version governing a signed transaction document.

These terms are governed by the laws of the Republic of Türkiye. Subject to mandatory consumer rules, disputes are submitted to the competent courts and enforcement offices of İstanbul.
