That licence covers real-estate brokerage. It does not make us a licensed investment adviser, and we are not one. Where this site discusses rental yield, capital appreciation, or one district compared against another, it is explaining how the market works and how options can be compared. It is not a recommendation to invest, and it is not a personal recommendation to you.

Prices, payment plans, sizes, layouts, specifications, delivery dates and whether a residence is off-plan or ready to move all originate with developers, as set out above. They change, sometimes between the day a page is written and the day it is read, and an apartment described here may already be sold. Nothing on this site is a quotation and nothing on it binds anyone. What binds is the written Offer and the contract you sign.

No return is promised, guaranteed or implied by anything on this site. Property values fall as well as rise. Rent is not guaranteed, a property can stand empty between tenants, and service charges and taxes continue while it does. Currency movement changes what a return earned in one currency is worth in another. What a district did in the past does not establish what it will do next. Where a developer or an operator offers a managed rental at an agreed rate, that is a contract with a company for a fixed term, and it is worth what that company is able to pay. Any figure or calculator on this site is an illustration on the assumptions shown beside it, not a forecast.

Eligibility for Turkish citizenship by investment, and for a residence permit, is set by Turkish law and regulation and is decided by the Turkish authorities. It is not decided by us, by any developer or by any agency. The qualifying thresholds and the documents required are changed by the government from time to time, and they can change while an application is being prepared or is in progress. Nothing on this site is an assurance that an application will be accepted. What governs is the regulation in force and the decision of the competent authority. We will tell you the position that applies at the time you enquire, and you should confirm it before relying on it.

Ownership of property in Türkiye passes when the Tapu (title deed) is registered in your name at the Land Registry. It does not pass because a brochure describes an apartment, and it does not pass on signature of a contract or on payment. Nothing on this site is a statement about the title, the encumbrances or the permits of any particular residence. Those are matters for the register and for the responsible authority, and they should be checked before every purchase.

Renders, computer-generated images and masterplans show a design intention. A completed building can differ from them in finish, in landscaping, in the view from a given floor, and in its surroundings, which are outside the developer's control. A photograph of a completed project shows that project and not necessarily the residence being offered to you. Floor areas can be stated on more than one basis, net and gross among them, so confirm which basis a size uses before you compare two apartments on it.

Where this site reports something stated by a developer, a public body or another third party, we are reporting it and we say so, consistent with the attribution above. We do not warrant the accuracy of information that originates with someone else, and a claim made by a developer remains that developer's claim.
