Beyoğlu, Istanbul

Galata, İstiklal and two shorelines, where a new residence is the exception rather than the rule.

Beyoğlu is the historic core of Istanbul's European side: Galata and Pera on the hill, İstiklal Caddesi along its spine, and two separate waterfronts. The Bosphorus runs from Kabataş round to Karaköy, the Golden Horn from Kasımpaşa up to Sütlüce. The municipality counts 45 neighbourhoods and around 225,000 residents, and puts the daytime and night-time population in the millions.

Most of the district has been a protected conservation area since 1993, so new residences arrive only through designated regeneration sites. Galataport returned 1.2 km of long-closed shoreline to the public, and Piyalepaşa İstanbul rebuilt an 82,000 m² block inland, finishing in 2017. Tersane İstanbul is remaking the imperial shipyard that worked the Golden Horn for more than six hundred years, and both of the projects we represent here sit inside that belt.

Registered as an urban conservation area since 1993, which is why genuinely new stock in the district is rare.

Where the new residences actually are

Galataport, Tersane İstanbul and Piyalepaşa İstanbul supply almost all of the district's modern stock, and both projects we represent here are eligible for citizenship by investment.

Culture on the doorstep

İstanbul Modern's Renzo Piano building at Galataport, the rebuilt Atatürk Kültür Merkezi arts centre at Taksim, and 107 million visitors along İstiklal Caddesi in 2025.

Getting around

Connectivity

  • The M2 metro stops at Şişhane and Taksim, the F1 funicular drops to Kabataş, and the F2 Tünel runs down to Karaköy, in service since 1875 and the oldest underground railway in Türkiye.
  • The T1 tram runs the shore through Kabataş, Fındıklı, Tophane and Karaköy, and the T2 nostalgic tram covers the length of İstiklal Caddesi.
  • Şehir Hatları ferries leave from Kabataş and Karaköy, with the Golden Horn line calling at Kasımpaşa, Hasköy and Sütlüce.

Who it suits. Buyers who want a historic address that cannot be built more of, and citizenship applicants looking at the two waterfront regeneration schemes.
