Boğaz Çamlıca is a residential project of 84 large residences in seven low-rise blocks on the Çamlıca slope in Üsküdar, on the Asian side of Istanbul, built by Öz-Ka İnşaat with EB Park İnşaat. It is under construction, so the block, the floor and the aspect are still yours to choose.
Twelve residences to a block is the number that explains this project. You get a quiet landing, a lift you are not sharing with thirty doors, and nothing above you that could be called a tower. Seven buildings share the hillside instead.
The slope is what you are paying for. Çamlıca looks down over Üsküdar to the Bosphorus, with the 15 Temmuz Şehitler bridge 3.5 km away and Kısıklı metro 1.1 km. Closed parking takes three to four cars for every residence, with charging points and a large private store, so nothing you own has to sit outside.
Çamlıca is the view the Asian side is known for, and this is the slope directly below Büyük Çamlıca. The hill and its parks are above you and the water is below.
Kısıklı metro is 1.1 km from the gate and the ring road 1.6 km, so the metro and the motorway are both a short drive off. The 15 Temmuz Şehitler bridge is 3.5 km, the Üsküdar ferry pier 4.5 km, and across the water Beşiktaş is 6.7 km and Taksim 11.6 km. Çamlıca Mosque is 2.4 km, Çamlıca Tower 3 km, Emaar Square and Acıbadem Hospital Altunizade both 3.6 km, and Akasya shopping centre 4.1 km.
Two schools sit on the same short list: Bilfen at 2 km and Üsküdar American Academy at 3.2 km. Beylerbeyi and its shore are 2.5 km down the hill, and the Avrasya tunnel is 5.9 km when you want the European side without the bridge.

There are four residences to choose between here and every one of them is large. The catalogue sets them out as 28 garden duplexes of 4+1, seven normal-floor residences of 4+1, 21 normal-floor residences of 4.5+1, and 14 terrace duplexes of 7+2.
The two duplex types sit at opposite ends of the building and they are what Öz-Ka İnşaat leads on. A garden duplex opens straight onto its own planted ground, set out block by block on the site plan. A terrace duplex takes the top with wide terraces and a lift of its own between floors, which the developer describes as a villa raised into the sky, with large reception rooms and a study.
Every residence is allotted closed parking, up to three cars for the smallest type and up to four for the largest, with charging points in the car park and a large private store of its own. Sizes run from 300 to 670 m², and the floor and the aspect change what you see out of the glass.
The pool, the spa and the gym are indoors and gathered in one place, so you use them in February as readily as in July. Boğaz Çamlıca carries a swimming pool, a fitness centre, a pilates studio, squash, a sauna, a steam room, a hamam (Turkish bath) and a spa.
A café and a market sit inside the grounds, so the ordinary errands of a week do not need the car. The shared rooms are scaled for large households and are made for working and receiving guests, not only for passing through.
