Turkish Citizenship
A property today, a passport for life
A qualifying property investment in Türkiye makes you and your family eligible for Turkish citizenship. We manage the entire file, from valuation to passport.
A qualifying property makes you and your immediate family eligible to apply for Turkish citizenship — granted by Presidential decision once the file clears its checks, and our team carries that file end to end. The three-year hold is a commitment recorded on the Tapu (title deed), not a waiting period, and you are never required to live in the country. Türkiye runs one of the most accessible citizenship-by-investment programmes in the world, and you keep a real, lettable apartment throughout.
These are the current programme figures, and we confirm them against your own file when you enquire.

This page explains the process, but it does not decide eligibility. A named Residence still needs a licensed valuation, payment evidence and the required Tapu (title deed) restriction.

Budget arithmetic does not establish eligibility. Licensed appraisal, payment evidence and the required Tapu restriction still determine the Residence-specific review.
Why it is worth it
What Turkish citizenship gives you
Citizenship for the family
You, your spouse and children under 18 are included in a single application.
Visa-free & e-visa travel
A Turkish passport opens visa-free or on-arrival access to a wide range of countries.
No residency requirement
You do not need to live in Türkiye before or after gaining citizenship.
Dual citizenship allowed
Türkiye permits dual nationality, so you keep your current passport.
The property still works
Your qualifying property can be let while you hold it.
For life, and hereditary
Granted on a truthful file, citizenship is permanent and passes to future generations.
The process
From property to passport
We handle each step, so the only decision you make is which property to own.
Choose a qualifying property
We shortlist eligible, citizenship-ready properties that meet the programme threshold.
Valuation
An SPK-licensed appraisal confirms the property value in the required format.
Purchase & Tapu
You buy and the Tapu (title deed) transfers into your name, with a three-year no-sale commitment.
Conformity certificate
We obtain the certificate of conformity that confirms the investment qualifies.
Application
We file the residence permit and citizenship application for you and your family.
Citizenship
On approval, passports are issued. The process usually completes within a few months.
What actually matters
Three things that decide the file
Three things decide how quickly a file clears. We set all three up before anything is signed.
- 01
The valuation is everything
Eligibility is checked three ways: the price on the deed, the official SPK-licensed valuation and the bank transfers must each clear the threshold on its own. We line all three up before you commit, so the file goes through on the first pass.
- 02
Bring your funds the right way
Send the purchase funds in foreign currency and we obtain the exchange document for you. The citizenship file needs it, and a VAT exemption rests on it too.
- 03
One clean purchase, one family application
One qualifying property covers the whole family: the investor, the spouse and children under 18. It is held for three years, and we manage the valuation, the conformity certificate, the Tapu and the full application, so the process stays simple.
Why handle it with iCanBuy
Citizenship is only as clean as the property and the paperwork behind it. We manage both.
- Access to qualifying, citizenship-eligible stock at the right valuation
- SPK-licensed valuation and independent legal due diligence
- Tapu transfer and the certificate of conformity
- The full residence and citizenship application, for the whole family
Questions
Turkish citizenship, answered
How much do I need to invest for Turkish citizenship?
The current programme requires a minimum property investment of USD 400,000, held for at least three years. We confirm the exact figure and the current requirements with you before you commit, so you are working from today's threshold rather than last year's.
Who is included in the application?
A single application covers the main investor, their spouse, and children under 18. Each family member receives Turkish citizenship in their own right, on one property and one file.
Do I have to live in Türkiye?
No. There is no residency or physical stay requirement to obtain or keep citizenship through the investment route.
Can I keep my current citizenship?
Yes. Türkiye allows dual citizenship, so you are not required to give up your existing nationality. You should also check that your own country permits it.
Can I sell the property later?
Yes, after the three-year holding period. You commit not to sell the qualifying property for three years, after which it is yours to sell, to let, or to keep. Two rules to sell smartly by: selling back to the person you bought from invites a review of the citizenship file, and the property cannot serve a future buyer's citizenship again — we plan the exit with you so neither touches you.
How long does the process take?
No official processing timeline is published. The sequence is fixed: purchase and deed, conformity certificate, application, then the Presidential decision. The pace follows how completely the file was assembled at the start, and that is the part we carry.
Can one property qualify, or do I need several?
One property can qualify as long as its valuation meets the threshold, and that is the simplest file to run. You may also combine more than one property to reach the required amount, and we shortlist for either route.
