Legal Support and Title Deed Transfer in Turkey
Ownership passes the moment the Tapu (title deed) is issued in your name. We take you to that moment, acting for you the whole way.
You get a legal team that acts for you alone, from the first contract to the deed in your name. We read what you are being asked to sign, run the Land Registry checks, and put the result in writing before any money moves.

How it runs
The sequence, in the order it happens
Before you sign
We read the sales contract against the Land Registry record and list what we would change. You see that list before you commit, not after.
Reservation
A reservation holds the apartment while the checks run. We keep that window short, defined and written into the agreement.
Valuation
An SPK-licensed appraiser issues the official valuation report. For a citizenship file it is also the number the threshold is measured against, so we line it up early.
Payment and currency
Payments follow the agreed schedule. Where funds arrive from abroad we obtain the foreign-currency exchange document, which the VAT exemption and a citizenship application both rest on.
The Tapu
Ownership transfers at the Land Registry Office and the deed issues in your name. We prepare the file, attend with a sworn translator, and confirm the position at the registry on the day.
After
Utilities transferred, DASK in place, and for a completed building the İskan (habitation certificate) confirmed.
What handing this over buys you
A clean register is the whole basis of a clean sale, and it takes one search to know where you stand. We run it before you commit and give you the position in writing.
The other half is the contract. We look at what the delivery clause actually promises and negotiate it before you sign rather than after, which is the only point at which it is easy.
Both are quick to settle at this stage, and both are ours to settle. You sign a contract we have already been through line by line.
Questions
What buyers ask about this
Can foreigners own property outright in Türkiye?
Yes. Foreign nationals hold full freehold ownership, recorded in the Tapu in their own name, exactly as a Turkish buyer does. We confirm that your nationality and the specific building both qualify at the shortlist stage, long before you commit.
Do I need to be in Türkiye for the title-deed transfer?
No. A limited power of attorney lets us complete the transfer on your behalf while you are abroad, and many of our buyers use it. It is drafted for this transaction only, never as a general authority.
What is the difference between kat irtifakı and kat mülkiyeti?
Kat irtifakı is a construction servitude: a valid title to an apartment in a building not yet completed. Once the building is finished and approved it converts to kat mülkiyeti, full condominium ownership. Both are proper ownership, and we tell you which one you are buying.
Is your legal review independent of the developer?
Yes. We act for you, and the review is ours rather than the seller's. Where it finds something we would not accept, we tell you, including when that costs us the sale.
What does the İskan certificate do?
The İskan confirms a completed building matches its approved plans and is fit for occupation, which is what lets utilities, resale and full ownership run smoothly. For a ready project we confirm it is in place before you buy.
