Purchase Price vs Licensed Appraisal: who needs what?

The purchase price is the commercial bargain. The licensed appraisal or TTB value is official evidence used where the transaction or citizenship file requires it. For citizenship, iCanBuy language must use the official value route, not the seller's advert.

The buyer can negotiate a lower price and still need the official value to reach the announced threshold. The Land Registry, bank evidence, DAB and certificate route must agree on the same Residence.

What changes the buyer's decision?

A universal appraisal claim can overstate the ordinary purchase file. A listing-price claim can overpromise citizenship. Both should be corrected before publication.

State which file you are building: ordinary purchase, foreign-buyer transaction scope or citizenship. Then request the correct value evidence.
