Developer instalment plans in Turkey: interest-free terms, typical down payments, and how to read whether the plan is genuinely free or priced into the residence.
Developer instalment plans let you buy without a mortgage, which matters in a market where foreign-buyer lending is limited and expensive. A typical structure is a down payment of a third or more, with the balance spread across the construction period, interest-free in name.
Interest-free is doing a lot of work in that sentence. Compare the instalment price against the cash price for the same apartment. Where a discount exists for paying in full, the difference is the real cost of the plan, expressed as a discount forgone rather than an interest rate. That is not dishonest. It is simply how it is priced, and it is worth knowing before you compare two projects on headline price alone.
What to check. Always ask for the cash price alongside the plan. A project that will not give you one is telling you something.
