Özak Duyu Göktürk is a low-rise residential project by Özak GYO in Göktürk, in the Eyüpsultan district on the European side of Istanbul: 141 apartments on a site of 11,891.49 m², arranged in five blocks (A, B-C and D-E) that rise only to ground plus four floors. Construction began on 1 March 2024, the project was 59.44% complete at the end of 2025, and handover is due in 2026.
Nothing here is a tower, and that is the whole idea. Özak GYO spreads the 141 apartments low and wide across the plot under what it calls yatay mimari, horizontal architecture, so the landscape and the woodland behind it stay at eye level from your own windows. This is the company's third development on its adjoining Göktürk land, after Özak Göktürk and Özak DOA.
The forest is two minutes from the gate and Istanbul Airport ten. Göktürk is a wooded pocket in the north of the European side, between the Belgrad forest and the airport corridor, and Özak GYO describes it as one of the most oxygen-rich parts of Istanbul.
The forest and Göktürk Nature Park are two minutes from the gate, and Istanbul Airport ten. Özak GYO publishes four minutes to schools and five to a metro station, to health centres and to the Kemer Country riding and golf club, with Kemerburgaz City Forest at seven and the ring road at fifteen.
The Asian side is a straight run over the northern bridges. Özak GYO gives twenty minutes to the Fatih Sultan Mehmet Bridge, twenty-five to the Yavuz Sultan Selim Bridge and thirty to the 15 Temmuz Şehitler Bridge.
Göktürk is green, low-density and quiet, and it still keeps an intercontinental airport ten minutes away and the northern motorway network on its doorstep. The metro station five minutes off is how you reach the city on the days you would rather not drive.

The range covers a first apartment and a family house on the same site. Layouts run from 1+1 to 4.5+1 and include garden floors and roof duplexes, with several 2+1 and 3+1 variants among Özak GYO's published plans. The ground-floor plans marked Z carry private gardens, and the upper plans have open balconies.
Apartments run from 65 m² at the smallest 1+1 to 362.11 m² at the largest 3+1, with the 4+1 apartments between 330.83 and 361.57 m². Those areas come from Özak GYO's own 2026 price and size schedule.
Your car has a place from the first day. Parking is allocated by apartment size: one space for the 1+1 and 2+1 apartments, two for the 3+1, 4+1 and 4.5+1 apartments and for those with roof duplexes.
You get the outdoors as the main facility rather than an afterthought. There is an outdoor swimming pool, a fully equipped fitness centre, pilates and yoga areas, a multi-purpose sports court, and a lawn activity area laid out so yoga and fitness can be done on the grass. Walking and cycling paths run through the site and connect to the woodland trails beyond it.
For gathering there is a barbecue area with fire-pit seating, a social facility, a cafeteria and landscaped gardens with seating throughout. Children have their own play areas, and the whole scheme is built around them growing up in contact with the woodland rather than only with the site.
Security runs around the clock. The apartments themselves are designed to extend outwards under what Özak GYO calls the breathing house concept: open balconies on the upper floors, garden floors at ground level and garden terraces above.

You are buying a build that names its materials rather than describing them. The concrete is C35 throughout, the reinforcement B420C ribbed, and the blocks sit on a reinforced-concrete raft 150 cm thick, with the structural design by PERFORM MÜHENDİSLİK.
