Buying off-plan in Turkey: what the lower entry price actually costs you, what Kat İrtifakı means for your ownership, and which developers are worth the wait.
Off-plan is the only point in the cycle where you buy at a price the finished building will not repeat. That discount is real, and it is not a gift: you are being paid to carry construction risk and time. The question is never whether off-plan is cheaper. It is whether this particular developer will finish, and finish when they said.
Until the building is legally complete you do not hold Kat Mülkiyeti, the full freehold title on a completed apartment. You hold Kat İrtifakı, a construction-servitude title over a share of the land. It is a genuine registered ownership right and it is what makes off-plan safe to buy, but it is not the same document, and anyone who blurs the two is not the person to buy from.
What to check. The developer's completed track record matters more than the brochure. We only market off-plan from builders who have delivered before, and we will tell you when a payment plan is doing more work than the price.
