Nef Reserve Kandilli is a ready-to-move residential project in Kandilli, in the Üsküdar district on the Asian side of Istanbul: twenty-nine low-rise buildings by the architect Emre Arolat, set into a wooded hillside of 155,257 m² above the Bosphorus, with interiors by Mustafa Toner. The outlook is the strait itself and the Fatih Sultan Mehmet bridge beyond it.

There is no tower here, and that is the first thing you feel. Twenty-nine separate low-rise buildings are spread down the slope instead of one or two tall ones on a corner of it, so you get a hillside with buildings in it rather than a block with landscaping around it. Nef's own brochure confirms the twenty-nine.

Handover is behind you here, not ahead of you. Nef's own construction schedule set the first phase for the end of October 2024 and the second for the first half of 2025. You see the residence, the hillside and the view before you decide anything.

Location & Connectivity

The Bosphorus is the view and the pier is five minutes away. Kandilli sits on the Asian shore of the strait inside Üsküdar, and the project stands on the wooded hillside above the water rather than on the shore itself, looking across to the Fatih Sultan Mehmet bridge. Nef's Turkish brochure gives five minutes to Kandilli pier.

Both bridges and both airports are an easy drive out. Fourteen minutes to the 15 Temmuz Şehitler bridge and fifteen to the Fatih Sultan Mehmet, thirty-five to Sabiha Gökçen airport and forty-five to Istanbul airport. Nef's own location map names all four.

Our own floor-plan drawings go finer than that: 2.5+1, 3+1, 3.5+1, 4+1 and 5+1, across 157 to 413 m². That is a genuine spread rather than a rounding, so a compact 2.5+1 and a 413 m² family residence are both real choices on the same hillside.

The scale stays domestic: 407 residences across twenty-nine buildings on a wooded slope. Inside a delivered residence you get travertine underfoot, oak-panelled walls, fluted timber and full-height glazing onto the trees and the water.

Eligibility is settled residence by residence: on the appraised value of the residence you choose, against the statutory minimum in force on the day of purchase, with the Tapu (title deed) carrying the three-year commitment.

The deed is checked before anything moves. We read the Tapu at the Land Registry against the exact residence you have chosen, so the ownership position is clear before you sign.

Sizes and prices differ from building to building and from floor to floor here, because the outlook does. A 2.5+1 low on the slope and a 413 m² residence high on it are two different propositions on the same hillside.
