Ready to Move Apartments in Esenyurt, Istanbul, Turkey

Esenyurt, Istanbul

A finished neighbourhood of 1,681 apartments and 125 shops in 27 low-rise blocks on 67,000 m² of Esenyurt, gathered around a square with a clock tower and a dancing fountain, with 1+0 to 4.5+1 layouts from 41 to 228 m² and 12,000 m² of gardens.

The project

About Meydan Ardıçlı

Finished and lived in: Meydan Ardıçlı was built in three phases and handed over, so you can walk its streets, its square and its shops before you decide anything.

Meydan Ardıçlı is a completed residential neighbourhood of 1,681 apartments and 125 shops in Esenyurt, on the European side of Istanbul. It was built by Özyurtlar İnşaat together with Bahaş Holding and handed over in three phases, the last of them announced in October 2023.

The land is 67,000 m² on Doğan Araslı Bulvarı, and it is built low and wide rather than tall. Twenty-seven blocks of six and seven storeys stand on it, with 12,000 m² of green area laid out between them.

The project is named for its square. A clock tower and a dancing fountain stand at the centre of it, ringed by shopfronts, cafes and restaurants, and the architecture takes its cue from Italian and Ottoman forms with cumba (oriel) windows.

The developer sorts its blocks by who they were drawn for. The F blocks carry its prestige range, the A and D blocks were aimed at younger buyers, and the B and C blocks at families.

  • A square rather than a car park at the centre: a clock tower and a dancing fountain stand in the middle of the scheme, ringed by shopfronts, cafes and restaurants.
  • Low and wide instead of tall: 27 blocks of six and seven storeys on 67,000 m², with 12,000 m² of gardens and courtyards laid out between them.
  • Room for every household: 1,681 apartments in 1+0, 1+1, 2+1, 3.5+1 and 4.5+1 layouts, from 41 m² up to a 228 m² four-and-a-half with its own lawn and terrace.
  • The daily errands stay inside the gate: 125 shops, cafes and restaurants along the project's own streets, with an Ardıçlı metro stop planned at its Doğan Araslı boulevard edge.
  • Looked after: covered parking for 2,000 vehicles, security around the clock, a video intercom in every apartment and a shuttle to the social facility, the bus stop, the metro and the market.

Location & Connectivity

The published address is Ardıçlı Mah. Doğan Araslı Bulvarı No: 230, Esenyurt. The developer describes the site as standing on the road that links the E80 and the E5 motorways, at the entrance to the Bahçeşehir area, with Küçükçekmece Lake and the Marmara to the south.

Its own presentation puts İstinye University Hospital three minutes from the door, the Akbatı shopping centre four, and Marmara Park and Torium ten. Banks, schools, universities and hospitals sit in the same short reach.

An Ardıçlı metro station is marked on the developer's site plan at the Doğan Araslı Caddesi edge of the site, beside the E2 block, and the presentation puts it one minute away. That presentation calls it the future station rather than an open one, so we treat it as planned and confirm its status in writing before you commit.

The developer's own location board names what surrounds the site without measuring the distance to any of it: Küçükçekmece Lake and the Marmara Sea, the E-5 road, CNR Expo and Atatürk Airport, and Esenyurt University, Esenyurt State Hospital, Esenyurt Municipality and Yakuplu Marina.

Residences & Layouts

There are five apartment types here, 1+0, 1+1, 2+1, 3.5+1 and 4.5+1, and the developer puts the whole range at 41 m² to 228 m². Phases one and two were drawn as family stock and phase three as the smaller layouts.

The published plans run 1+0 A at 41 m², 1+1 A at 66 m² and 1+1 A1 at 69 m², then 2+1 B at 100 m² and 2+1 A at 132 m², the 3.5+1 at 175 m², and the 4.5+1 C at 225 m² and 4.5+1 T at 228 m². Areas differ by block and by floor, so each apartment is measured on its own plan.

The 2+1 A at 132 m² is the family workhorse of the B blocks. Its sheet gives a 24.39 m² living room, a 13.25 m² kitchen, a 17.87 m² master bedroom and a second bedroom of 10.00 m², two bathrooms and a 4.05 m² balcony.

The 4.5+1 T at 228 m² is the largest published plan and the one with a garden. It carries a 35.26 m² living room, a 26.53 m² master bedroom, three further bedrooms of 11.40, 11.40 and 12.80 m², a 7.17 m² maid's room and an 8.40 m² terrace opening onto its own lawn.

The F blocks hold home-office apartments on plans of their own: the 1+0 G at 39 m², the 1+1 U at 68 m², the 1+1 T, T1 and T2 at 78 m² and the 1+1 V at 88 m². The F2 block alone carries 66 of them, eleven to a floor over a ground floor and five upper floors.

Amenities & Lifestyle

Swimming happens both ways here. There is an indoor and an outdoor swimming pool, children's pools of their own, and a spa with Turkish baths and steam rooms.

Sport gets three separate indoor halls, not one corner of a basement. Tennis and basketball courts sit among the blocks, with running and cycling paths threading the gardens between them.

Children's play areas and a hobi bahçesi (hobby garden) are marked on the developer's site plan, set in the 12,000 m² of green area. The square and the shopping street carry the rest of the day, with 125 shops, cafes and restaurants, water and light displays and space set aside for street artists.

The practical side is settled too. Covered parking takes 2,000 vehicles, security runs 24 hours with a video intercom in every apartment, and a shuttle links residents to the social facility, the bus stop, the metro and the market.

Investment & Turkish Citizenship

You are buying a finished building from two established Turkish contractors. Özyurtlar İnşaat and Bahaş Holding built Meydan Ardıçlı as a joint venture and put the total development investment at USD 150 million, and Özyurtlar Holding states that it has built more than 20,000 residences across two million m² since 1990.

The developer reported the project 90 per cent sold when it announced final-phase handover in October 2023. What reaches the market now is therefore selected stock rather than a full release, and we confirm what is genuinely available before quoting anything.

Ownership transfers by Tapu (title deed). We check the Tapu at the Land Registry before any transfer, so the ownership position is clear before you commit.

Turkish citizenship by investment follows the price of the individual apartment rather than the project, so it is settled apartment by apartment and never assumed. Tell us the block and the layout you want, and we will come back with what is available, the price in writing and the citizenship position for that apartment.

Frequently Asked Questions

Is Meydan Ardıçlı ready to move into?

Yes. Meydan Ardıçlı was built in three phases and the developer announced the completion and handover of the third and final phase in October 2023, describing the project as ready to move in. Tell us when you want to see it and we will arrange the viewing.

How many apartments and shops does Meydan Ardıçlı have?

Özyurtlar İnşaat publishes 1,681 apartments and 125 shops and commercial premises at Meydan Ardıçlı, across 27 blocks of six and seven storeys on 67,000 m² of land. What apartment types and sizes does Meydan Ardıçlı offer?

Meydan Ardıçlı has five apartment types, 1+0, 1+1, 2+1, 3.5+1 and 4.5+1, and the developer puts the range at 41 m² to 228 m². Its measured sheet gives a 35.26 m² living room, a 13.25 m² kitchen, a 26.53 m² master bedroom, three further bedrooms of 11.40, 11.40 and 12.80 m², a 7.17 m² maid's room, two bathrooms and an 8.40 m² terrace opening onto its own lawn. Is there a metro station at Meydan Ardıçlı?

An Ardıçlı metro station is marked on the developer's own site plan, on the Doğan Araslı Caddesi edge of the site beside the E2 block, and the developer's presentation puts it one minute from the door. That presentation calls it the future metro station rather than an open one, so we treat it as planned and will confirm its status for you in writing before you commit to anything. The developer also runs a shuttle for residents to the social facility, the bus stop, the metro and the market.

What are the prices at Meydan Ardıçlı, and can a foreign buyer get a title deed?

Prices at Meydan Ardıçlı are settled apartment by apartment, because the block, the floor, the aspect and the layout all move the figure across a range that runs from 41 m² to 228 m². Ownership transfers by Tapu (title deed), and we check the Tapu at the Land Registry before any transfer so the ownership position is clear before you commit. Turkish citizenship by investment follows the price of the individual apartment rather than the project, so tell us the block and the layout you want and we will come back with what is available, the price in writing and the citizenship position for that apartment.
