Marin City is a completed residential project of 60 apartments in Sahil Mahallesi, Beylikdüzü, on the European side of Istanbul, built by Solmazlar Yapı and ready to move into now.
You are not buying a promise here. Solmazlar Yapı files Marin City under its completed projects, its own information sheet gives the status in five languages simply as ready, and the courtyard, the pool and the gardens on this page were photographed finished.
It is a small development, and that is rather the point of it. Sixty apartments sit in low-rise blocks around a single landscaped courtyard, with 3,500 m² of green area against 5,500 m² of construction area on the developer's own sheet.
The range is unusually wide for a project this size. Apartments run 2+1, 3+1, 4+1 and 6+1, and above them the duplexes run 3+2, 5+2 and 7+2 across two floors.
Marin City stands on Kocatepe Caddesi in Sahil Mahallesi, the coastal neighbourhood of Beylikdüzü. Beylikdüzü is the western end of Istanbul's European side, and Sahil Mahallesi is the strip between the district centre and the Marmara shore.
The developer's own description of the project opens with the sea and with quiet: a complex with nature and sea views, in one of the pleasant and peaceful corners of Beylikdüzü. Its material names international schools, hospitals, restaurants and the beach as the surroundings, says that mosques and schools are a few steps away, and names Yaşam Vadisi Parkı as the largest park in Beylikdüzü.
What the developer never publishes is a distance or a journey time, and we will not invent one. Tell us the journeys that decide it for you, the school run, the office, the airport, and we will time them from the exact address and put the answer in writing.

Developer & architecture
There is a layout here for a couple and one for three generations under a single roof. The apartments run 2+1, 3+1, 4+1 and 6+1, and the duplexes run 3+2, 5+2 and 7+2 over two floors with their own internal stair.
The measured plans show how much one layout name can vary between blocks, which is why the developer draws each of them. A 2+1 is 106.05 m² gross on one floor plan and 135 m² gross with 90 m² net on another, while the Blok C ground-floor 2+1 is 140 m² in total and 91 m² net, with a 27 m² living room and a 9 m² terrace off the front.
The three and four-bedroom plans are generous by any measure. A 3+1 is 136.50 m² gross on the floor plan and 190 m² gross with 118 m² net in C Blok, where the living room alone is 27 m², the main bedroom 20 m² and the balcony 10 m².
A 4+1 is 156.05 m² gross on the floor plan and 220 m² gross with 140 m² net on its own sheet, that one holding a 31 m² living room, an 18 m² kitchen, a separate 13 m² sitting room and a dressing room off the main bedroom.
The duplexes go further again. The 3+2 is 240 m² gross with a 41.61 m² salon on its lower floor, a 34.31 m² salon above it and four terraces. The 5+2 is 335 m² gross, its schedule listing a 28.9 m² salon, a 27.23 m² room, a 26.1 m² hall, an 11.47 m² kitchen and an 18 m² terrace.
You can swim indoors and out without leaving the gate. The outdoor pool has a travertine sun terrace with loungers and parasols, and the indoor pool sits under a full-length skylight with a shallow children's pool beside it.
The spa is the part people underrate until the first cold February. There is a hamam (Turkish bath) with marble kurna basins and a heated göbek taşı platform, a sauna, a steam room and a fitness centre.
Outside, palms in timber planters line water channels that run the length of the courtyard, with lawns, a paved walk between the blocks, and a children's playground with a slide, swings and a shaded gazebo.
The practical side is covered too. Parking is indoors and security runs 24 hours a day.

Sahil Mahallesi is the coastal strip of Beylikdüzü, between the district centre and the Marmara Sea. The developer publishes no distance and no journey time to anything, so rather than quote a figure nobody has measured we time the journeys that matter to you from the exact address.
Marin City is finished and ready to move into. Solmazlar Yapı lists it under completed projects on its own website, its page for the project is headed ready to move in, and the information sheet gives the status in all five of its languages simply as ready. The photographs on this page were taken on the site in January 2023 and show the courtyard planted, the pool filled and the blocks clad and glazed.
Marin City has 60 apartments. The developer's information sheet lists seven layouts: 2+1, 3+1, 4+1 and 6+1 apartments, and 3+2, 5+2 and 7+2 duplexes laid out over two floors with their own internal stair. The measured plans and the signage in our file name Blok A1, Blok C and Blok E2, and no document in the pack states the total number of blocks.
The same layout is measured differently from block to block, so the developer publishes a plan for each. The name is set into the entrance wall in the developer's own render, reading Solmazlar Yapı above Marin City, it opens the project film as the company mark, and the project has its own page on the Solmazlar Yapı website. We hold no company registration, track record or financial filing for Solmazlar Yapı, so we make no claim about the company beyond the fact that it is the developer of this project.
