The model should keep statutory fees in their legal currency, property price in USD and rent in TRY unless a signed lease says otherwise. TCMB rent, price and credit series can frame the scenario, but they do not predict FX.
What changes the buyer's decision?
A high TRY rent can weaken in USD terms. A USD instalment can become heavy if income is in TRY. Taxes and Aidat may move differently from rent.
Build a budget table that shows break-even rent and net cash flow under multiple currency cases.
