Property or Deposit? Turkish citizenship routes compared

The property route is announced at USD 400,000 with a three-year title restriction. The main financial alternatives are announced at USD 500,000 or equivalent with a three-year holding condition, depending on the route and authority. The better route depends on control, liquidity, residence use, currency exposure and evidence tolerance.

Part ofTurkish Citizenship by Property Investment

Property creates a Tapu file and a Residence to inspect. Deposit, government bond, fund share and pension routes create different authority files and holding restrictions.

What changes the buyer's decision?

Property can solve family use and citizenship together, but it adds title, valuation, Aidat, tax and resale risk. Deposit can be cleaner operationally, but it does not produce a Residence.

Choose route after comparing evidence burden, 3-year lock, exit route and family use. Do not let the lowest threshold decide alone.

How to use this in your shortlist

Start with your goal, budget and timing, then test one Project, one Residence and one Offer against the rule above. If evidence is missing, keep the gap visible instead of replacing it with a claim.

Questions

Common questions

Is property always better because the threshold is lower?

No. The lower threshold comes with title, valuation and resale checks.

Does deposit avoid property risk?

It avoids title risk, but it has its own authority and holding conditions.

Can I switch later?

Treat switching as a new file question for the authority, not a simple edit.

Which route gives a place to live?

Only the property route gives a Residence to use or rent.

Are all routes 3 years?

The cited official route list uses three-year holding or restriction conditions across the main alternatives.

What should be compared?

Evidence burden, liquidity, family use, tax, FX exposure and exit route.
