The buyer sends foreign currency, the bank converts it through the compliant route, and the certificate supports the Tapu file. For citizenship, bank transfer receipts between buyer and seller also matter.
What changes the buyer's decision?
Money through an exchange office, relative, friend or late conversion can break the evidence trail. The DAB amount also affects the deed value used for title-fee calculations.
Set the bank route before the transfer date. Match buyer name, seller name, Residence, amount and timing across the DAB, receipts and Tapu file.
Evidence and checklist
| Buyer moment | Check | Why it matters |
|---|---|---|
| Who | Foreign natural person | DAB notice applies to this acquisition path. |
| When | Before Tapu transaction | Conversion timing matters. |
| Where | Turkish bank route | Bank sells FX to the Central Bank route. |
| Citizenship | Extra receipts | Buyer-to-seller bank evidence is also requested. |
| Fee base | DAB amount reflected | DAB amount can affect official deed value. |
How to use this in your shortlist
Start with your goal, budget and timing, then test one Project, one Residence and one Offer against the rule above. If evidence is missing, keep the gap visible instead of replacing it with a claim.
