Cash, Developer Instalments or Mortgage in 2026?

The cheapest headline price is not always the cheapest total cost. Cash can win a discount, developer instalments can preserve liquidity, and a mortgage can add bank discipline but exposes the buyer to current credit rates and approval limits.

Compare all three on the same table: USD price, down payment, instalment timing, TRY or USD exposure, bank fees, delivery date, title timing and exit cost. TCMB's weekly housing-credit series is the rate input, not a promise of approval.

What changes the buyer's decision?

A long instalment plan can hide a higher list price. A mortgage quote can change before approval. Cash can weaken negotiation if sent before due diligence.
