Buying Property in Turkey as a Foreigner: 2026 document checklist

A foreign individual should separate the ordinary purchase file from any citizenship file. The purchase file proves the Residence, identity, tax number, payment route, DAB, DASK, fee payment and Tapu transfer. A citizenship file adds official value evidence, bank receipts, the certificate path and the three-year no-sale commitment.

The order matters because the bank route, DAB and Tapu record must describe the same buyer and the same Residence. We inspect the registered independent section, compare the offer terms with the title record and return with the missing document list before money moves.

What changes the buyer's decision?

The common failure is letting the Project name stand in for the Residence. Another failure is treating the listing price as the citizenship value. The value is settled by a licensed appraisal or TTB route and by the authority reviewing the file.

Do foreigners need residence permission before buying?

No. Invest in Türkiye says a residence permit is not a purchase pre-condition, but ownership and residence permission are separate files.

Is a notary contract enough?

No. Ownership transfers through land-registry registration, not through a preliminary contract alone.

Does every citizenship buyer pass if the listing price is USD 400,000?

No. The file depends on official value evidence, payment evidence, registration and the three-year restriction.

What is DAB?

DAB is the bank certificate showing the foreign currency was converted through the Turkish banking route before Tapu.

What should be checked first?

Check the exact independent section and seller authority before a deposit becomes serious money.

Can a remote buyer use a power of attorney?

Yes, but the Vekaletname should be transaction-limited and accepted through the correct consulate, apostille or legalisation route.
