Area Guide · Istanbul Asian Side
Beykoz, Istanbul
Forested Bosphorus hills, villas and the quietest luxury in Istanbul.
Beykoz covers the northern Asian shore of the Bosphorus and the forest behind it, an area of low density, mansions, historic yalı waterfront houses and gated villa compounds. It is the Asian counterpart to Sarıyer and just as exclusive.
Development is tightly controlled by forest and heritage protection, so supply is limited and skewed toward villas and boutique projects rather than towers.

Protected or Borrowed Sea View: Istanbul due diligence
A sea view is evidence, not mood. The buyer needs the exact Residence floor, orientation, window line, parcel position, zoning context and any future build risk between the Residence and the water. A borrowed view can still be worth buying, but it should not be priced as protected.
