Bizim Evler 12 is an off-plan residential project by İhlas Yapı in the Avcılar district on the European side of Istanbul, Türkiye, planned as 473 apartments and 25 commercial spaces in seven blocks of twelve to thirteen floors on a 43,000 m² site, with completion set for 2028.
The number that defines the site is the split between building and ground. Of the 43,000 m² of land, 32,500 m² is landscaped open space, so roughly three quarters of the plot is garden rather than building, and the seven blocks stand back around the edge of it.
İhlas Yapı's own renders show where that space goes: a winding water channel, pergolas, lawns, walking paths and play areas running through the middle of the site, with the sports courts pushed out to one edge. The figure describes shared ground held in common by everyone who lives there, not a private garden attached to any apartment.
The rest of the plan is aimed at ordinary daily life rather than display. Twenty-five commercial spaces are arranged as a shopping street beneath the blocks, and tennis, basketball and five-a-side football courts sit along one edge of the site.
The apartments come in three family layouts, 2+1, 3+1 and 4+1, and all 473 of them belong to a single product line, without separately branded collections, price tiers or villa types.

The road out of Istanbul starts at the edge of the quarter. Bizim Evler 12 is three minutes from the TEM motorway at the Ispartakule toll booths on İhlas Yapı's own figure, and the same three minutes reaches the Hasdal to Nakkaş motorway at its Ispartakule exit.

The project holds 473 apartments in seven blocks of twelve to thirteen floors, in three layouts: 2+1, 3+1 and 4+1. In Turkish notation the first figure counts the bedrooms and the +1 is the living room, so these are two, three and four bedroom apartments, each with a separate living space.
All three sit within one product line, without the branded collections or tiered price bands that larger schemes use to divide what they sell.
İhlas Yapı prints a brüt (gross) area against each of the four plans it publishes: 126 m² for the 2+1, 166 m² to 168 m² and 177 m² for the two 3+1 layouts, and 216 m² for the 4+1.
Brüt is the gross figure and takes in the apartment's share of the building's common structure, so the area you walk around is smaller, and the plans vary by block and by floor.
The interiors are drawn with open-plan living and dining rooms, fitted kitchens with full-height joinery and marble surfaces, and dressing areas off the main bedrooms. They show the intended specification, and the contract for a named residence sets out what is delivered in 2028.
The middle of the site is the amenity. A landscaped water garden runs through the centre of the plan, a fountain channel curving between lawns, timber pergolas and looping walking paths, with play areas set among the planting. Tennis, basketball and five-a-side football courts sit along one edge, below the blocks.
Everyday needs are meant to be met without leaving the gates. Twenty-five commercial spaces line a shopping street under the buildings, which the developer's renders show as a colonnade of small shops and cafés lit along the walkway. The site is gated, with a security kiosk and barrier at a single signed entrance, and all of it is drawn rather than built: completion is set for 2028, so the images are the developer's renders of the finished scheme rather than photographs of it.
