My Home İstanbul is a residential project of 56 apartments by Solmazlar Yapı in Sahil Mahallesi, Beylikdüzü, on the European side of Istanbul.
It is a small development rather than an estate. Low-rise blocks, lettered from A to E on the plans and renders, stand around planted courtyards with water channels, fountains and pergolas between them.
The layouts are unusually generous for the number of apartments. Seven of them are offered, from 2+1 up to a 7+2 duplex, which means one address can suit a couple, a growing family and three generations under one roof.
We should be straight with you about where the building has got to. The developer's information sheet gives a completion date of 12/2023, but photographs taken on the site on 18 July 2025 show the buildings clad and glazed with the grounds, the car park and the social block still unfinished. We therefore hold this project as under construction and confirm the current state in writing when you enquire.
Sahil Mahallesi is Beylikdüzü's coastal neighbourhood, and the name means the shore. The Marmara Sea sits on the horizon in the developer's own site photographs and in the view from the upper apartments in the renders.
The information sheet describes the surroundings as international schools, hospitals, restaurants and the beach. It gives no distance and no journey time for any of them, and we will not turn a description into a number.

Developer & architecture
Twelve measured plans came with this project, and every figure below is read off them. Ground-floor, middle-floor and roof-duplex versions are drawn for the same layouts, so the same apartment type varies by where it sits in the block.
The smaller apartments start at 110 m² gross and 75 m² net for a ground-floor 2+1 inside A Blok. A mid-floor 2+1 in the same block is 140 m² gross and 96.5 m² net, with a 29 m² living room, a 12.5 m² kitchen and two bathrooms.
Three-bedroom living steps up from there. The mid-floor 3+1 is 170 m² gross and 124 m² net, with a 33.5 m² living room, two balconies and an en-suite, while the C and D Blok mid-floor 3+1 is 195 m² gross and 127.31 m² net.
The duplexes are where this project stretches. The 4+2 in B Blok is 270 m² gross and 190 m² net, the roof duplex in A Blok 284 m² gross, the 5+2 in A Blok 310 m² gross and 240 m² net, and the 7+2 in B Blok 380 m² gross and 280 m² net with a lift opening into the apartment and balconies of 22 m² and 14 m² on the upper floor.
Two garden apartments are measured on a different basis, with the outdoor ground counted in the gross figure. The A1 Blok 2+1 garden corner is 200 m² gross against 102.75 m² net, and the C Blok 3+1 garden apartment is 260 m² gross against 90.78 m² net.
For 56 apartments the social block is generous. Its own signage lists a fitness centre, an aerobics studio, a spa, an indoor swimming pool and separate men's and women's changing rooms.
The Turkish bathing rooms are the heart of it. There is a hamam (Turkish bath) with marble kurna basins in arched niches and a heated marble platform at the centre, along with a sauna and a steam room.
Outside, a swimming pool with a paved sun terrace sits in the main courtyard. Water channels and fountains run between the blocks, with pergolas over dining tables and a timber children's playground of climbing frames, tunnels, a slide and spring seesaws.
Daily life is meant to stay close to the door. Shop and market units occupy the ground floor of the street-facing block, there is an indoor car park, and security is on site 24 hours.

Ownership in Türkiye is registered as a Tapu (title deed) at the Land Registry, and foreign nationals may buy property in Beylikdüzü.
We hold no title document, no kat irtifakı (construction servitude) record and no land registry search for My Home İstanbul. We therefore make no claim here about the title position, and none about Turkish citizenship eligibility for any apartment in this project.

The developer's information sheet names international schools, hospitals, restaurants and the beach as the surroundings, but publishes no distance or journey time for any of them, so we time the journeys that matter to you from the exact address rather than quote a figure nobody has measured.
My Home İstanbul has 56 apartments. The developer's information sheet lists seven layouts: 2+1, 3+1, 4+1, 3+2, 4+2, 5+2 and 7+2, the last four of them duplexes across two floors. The measured plans in our file cover blocks A, A1, B, C and D, and the renders and plans between them name blocks A, A1, B, B1, B2, C, D and E.
Twelve measured plans from the developer run from 110 m² gross and 75 m² net for a ground-floor 2+1 in A Blok, through the mid-floor 2+1 at 140 m² gross and 96.5 m² net and the mid-floor 3+1 at 170 m² gross and 124 m² net, up to the 5+2 duplex at 310 m² gross and 240 m² net and the 7+2 duplex in B Blok at 380 m² gross and 280 m² net. The garden apartments are measured differently: the A1 Blok 2+1 garden corner is 200 m² gross and 102.75 m² net, and the C Blok 3+1 garden apartment is 260 m² gross and 90.78 m² net. Every apartment is measured on its own plan, so we send you the plan for the apartment you are considering.
We cannot yet confirm a completion date for My Home İstanbul, and we will not guess one. The developer's information sheet gives 12/2023, but photographs taken on the site on 18 July 2025 show the buildings clad, glazed and fitted with balcony railings while the courtyards were still bare concrete, the basement car park was raw and the hamam was at the pipework stage. That is why the record says under construction rather than ready to move, and we will put the current position in writing when you enquire.
The social block at My Home İstanbul holds an indoor swimming pool, a hamam (Turkish bath), a sauna, a steam room, a spa, a fitness centre, an aerobics studio and separate men's and women's changing rooms, all named on the developer's own signage in the project film. Outdoors there is a swimming pool with a paved sun terrace, water channels and fountains through the planted courtyards, pergolas with dining tables, and a timber children's playground with climbing frames, a slide and spring seesaws. There is also an indoor car park, 24-hour security, and shop and market units on the ground floor of the street-facing block.
My Home İstanbul is built by Solmazlar Yapı. The name is on the entrance canopy in the developer's own render, reading Solmazlar Yapı above My Home İstanbul, and it closes the project film as the developer's logo. We hold no company registration, track record or financial filing for Solmazlar Yapı in our file, so we make no claim about the company beyond the fact that it is the developer of this project.
We do not hold a price list for My Home İstanbul. The material the developer supplied is a trilingual information sheet, twelve measured apartment plans, interior and exterior renders, six project films and a set of site photographs, and none of them carries a price. Tell us the layout, the block and the floor you want and we will come back with the current price for that apartment in writing rather than publish a figure we cannot source.
