The project
A neighbourhood of sixteen blocks going up in Başakşehir, with apartments big enough for a family and twenty-five shops inside its own grounds.
Ebruli Başakşehir is a residential project of sixteen blocks and twenty-five shops going up on a 64,578.52 m² site in Başakşehir, on the European side of Istanbul, Türkiye, built by EBRULİ İnşaat Başakşehir Adi Ortaklığı and announced by Başakşehir Belediyesi under the district municipality's own guarantee. It is sold off-plan, and the blocks are already up: the developer's own progress set from July 2026 shows the brick facades going on.
Room for a whole family is the point here. The developer's published range runs from 2+1 to 5+1, and its own plan sheets add a 2.5+1 and a 4+1 duplex.
At this size the scheme carries its own daily life. Twenty-five shops sit inside the grounds, and the blocks are arranged around planted courtyards with a landscaped promenade running between them.
Başakşehir was laid out as a district before people moved into it, so what a family needs was built before the buyers arrived. Çam ve Sakura City Hospital, İbn Haldun University, Fatih Terim Stadı and the Millet Bahçesi all sit in the district, and the developer names each one as a neighbour.
Getting out of Başakşehir is as easy as getting around it. The metro stop, Başakşehir Kent Meydanı, the Kuzey Marmara Otoyolu and Istanbul Airport are on the same list the developer publishes.
You can see the position for yourself in the gallery. The dated aerial photographs put the site against the existing towers of Başakşehir standing on the skyline behind it.

Developer & architecture
The building in numbers
You choose a plan and a block here, not just a category. The developer's sheets are drawn block by block from A1-1 through C2-2, with several type variants inside each size, so one 3+1 is not the same apartment as the next.
At the top of the range a 5+1 gives you five bedrooms and a living room. The duplexes sit in the B blocks, where a 4+1 is laid out over two floors.
Floor areas change from block to block and from type to type. Even inside the 2+1, the developer's own sheets carry more than one size.
Your day can happen without leaving the grounds. The indoor swimming pool, the hamam (Turkish bath) and the fitness areas are all on site, and so are the play areas for the children.
The middle of the site is given over to a landscaped promenade. Planted terraces step down to a walkway under a long pergola, and you can cross from one block to another without meeting a road.
Twenty-five shops sit inside the same grounds. On a site of this size that is what separates a neighbourhood from a compound with a gate on it.

More
You are buying early into a building that is already standing. The developer's July 2026 progress set shows the blocks topped out with the brick facades going on, so you can watch what you are buying take shape.
Two names stand behind it. Başakşehir Belediyesi announced the project under the district municipality's own guarantee, and the Ebruli group's delivered work in this market includes Ebruli Ispartakule, Bahçekent Flora and Cadde Flora.
We check the Tapu (title deed) at the Land Registry before any transfer, so the ownership position is clear before you sign. Turkish citizenship by investment is settled apartment by apartment, against the assessed value of the residence you choose and the threshold in force on the day you buy.
Tell us the block and the layout you want. We will come back with what is available, the price and the handover in writing, and the citizenship position for that exact apartment.
Ebruli Başakşehir is in Başakşehir, a planned district on the European side of Istanbul, Türkiye. Çam ve Sakura City Hospital, İbn Haldun University, Fatih Terim Stadı and the Millet Bahçesi all sit in the district, and the developer names the metro stop, Başakşehir Kent Meydanı, the Kuzey Marmara Otoyolu and Istanbul Airport among the project's neighbours.
The developer's published range at Ebruli Başakşehir runs from 2+1 to 5+1, and its own plan sheets add a 2.5+1 and a 4+1 duplex in the B blocks. Each size comes in several type variants drawn block by block, so you choose a specific plan in a specific block rather than a category.
The blocks are topped out and the brick facades are going on. The developer published its own construction-progress set in July 2026 showing exactly that stage, and Ebruli İnşaat lists Ebruli Başakşehir among the projects it is still selling.
Ebruli Başakşehir occupies a single 64,578.52 m² site in Başakşehir carrying sixteen blocks and twenty-five shops. The blocks are arranged around planted courtyards with a landscaped promenade running through the middle, so the space between the buildings is part of the scheme rather than what is left over.
Ebruli Başakşehir is built around family use: an indoor swimming pool, fitness areas, a sauna, a hamam (Turkish bath) and a steam room, with children's play areas and separate walking, running and cycling routes through the gardens. Twenty-five shops inside the grounds mean the daily errand does not need the car.
The builder is EBRULİ İnşaat Başakşehir Adi Ortaklığı, a partnership trading under the Ebruli İnşaat name, whose group has also delivered Ebruli Ispartakule, Bahçekent Flora and Cadde Flora. Başakşehir Belediyesi, the district municipality, announced the project publicly under its own guarantee.
Turkish citizenship by investment is settled apartment by apartment rather than as a property of a whole project. It turns on the assessed value of the particular residence you buy, measured against the threshold in force on the day of purchase, so it is checked against a named apartment and a current valuation.
