Flat 24 is a residential project of two blocks, A and B, built by 24 Gayrimenkul on the Basın Ekspres road in Bağcılar, on the European side of Istanbul. The developer began handing apartments to their owners on 22 September 2025, so this is a finished building you can walk into rather than a plan on paper.
It was drawn for people whose working day and private day happen in the same rooms. The developer calls the idea "Home-Office", and the architect Osman Çavuşoğlu built it around Feng Shui and what he calls architectural minimalism.
The project stands in Bağcılar, with its own frontage on the Basın Ekspres road. Apartments run from 1+1 to 3+1, between 64.04 m² and 146.26 m² general gross, with 3 m gross floor heights throughout.
You are on the Basın Ekspres road itself, at the point where several of Istanbul's main roads meet. The E-5, the TEM and the Northern Marmara Motorway all connect from here, and Istanbul Airport and the Başakşehir Çam ve Sakura City Hospital are both drives you make from the door.
The metro is the part the developer leads with. The M9 Ataköy to Bahariye line, one of the European side's north to south connections, runs beside the project.

Ceiling height is the thing you notice first on the way in. Floor heights are 3 m gross throughout, and the architect paired them with tall windows to carry daylight deep into the rooms.
The developer measures its plans room by room rather than quoting one headline area. Among the published drawings, one gives a combined salon and kitchen of 34.23 m² with an 8.32 m² sleeping niche, and another a 26.99 m² salon with a 12.72 m² principal bedroom. The wellness floor is what the developer puts first. Inside the building there is an indoor swimming pool, a fitness centre, a steam room, a sauna and a hamam (Turkish bath).
Then there is the working half of the concept. A meeting room is provided for hosting guests or clients, the lobby is deliberately wide, and a concierge service covers arrangements such as airport transfers, car rental and travel advice.
Parking is underground, for residents and for their visitors. The facades carry the architect's Feng Shui palette, white for purity with yellow panels chosen to sit in harmony with the earth.
