Gross yield uses annual rent over purchase price. Net yield deducts owner costs and void period, then shows the currency assumptions. For a foreign buyer, TRY rent and USD purchase price must sit in the same sensitivity table.
What changes the buyer's decision?
A high advertised rent can disappear after Aidat, tax and vacant weeks. A short-let scenario also needs licence evidence before any range appears.
Ask for signed comparable rents, the building Aidat, tax treatment, management cost and expected vacancy before accepting a yield range.
