Purchase and residence are separate files. The property must be residential and used for that purpose, and the applicant still follows the permit procedure.
What changes the buyer's decision?
Do not attach a permit promise to a Project card. District practice, address suitability and family ownership shares can affect the application route.
Choose the Residence for title and living use first, then prepare the residence-permit file with address, Tapu and family-share evidence where relevant.
Evidence and checklist
| Buyer moment | Check | Why it matters |
|---|---|---|
| Purchase | No permit pre-condition | Invest in Türkiye separates buying from residence permission. |
| Permit ground | Residential ownership | Migration Administration lists it under short-term permits. |
| Use | Residential use required | The property must be a residence used for that purpose. |
| Family | Shares may matter | Family members can apply where ownership share rules fit. |
| Project copy | No promise | Residence permission is an application, not a Project feature. |
How to use this in your shortlist
Start with your goal, budget and timing, then test one Project, one Residence and one Offer against the rule above. If evidence is missing, keep the gap visible instead of replacing it with a claim.
