The authority should name the transaction powers needed for bank, DAB, contract, fee payment, Tapu and utility steps. Broad wording creates avoidable risk.
What changes the buyer's decision?
A missing photo, seal, apostille, legalisation or translation can stop the file. A broad power can let a representative act beyond the intended Residence.
Draft the POA from the transaction checklist, not from a generic template. Confirm it before the buyer leaves or signs abroad.
Evidence and checklist
| Buyer moment | Check | Why it matters |
|---|---|---|
| Route 1 | Turkish consulate | Official power route abroad. |
| Route 2 | Foreign authority + apostille | For Hague Apostille countries. |
| Route 3 | Consular certification | Where apostille is not available. |
| Translation | Notarised Turkish | Required for foreign-issued POA. |
| Scope | Transaction-limited | Avoid general authority. |
How to use this in your shortlist
Start with your goal, budget and timing, then test one Project, one Residence and one Offer against the rule above. If evidence is missing, keep the gap visible instead of replacing it with a claim.
