The project
A finished quarter in Maltepe with its own shopping street, its own metro connection and the Prince Islands across the water.
Nidapark Küçükyalı is a finished residential project the size of a neighbourhood in Maltepe, on the Asian side of Istanbul: fourteen residential blocks by Tahincioğlu Gayrimenkul, set out in six phases named after the Prince Islands and delivered from June 2020.
You take over an apartment in a quarter that already works. The shops, the cafés, the pools and the gardens are open, the neighbours are in, and there is no delivery date ahead of you.
Your outlook is the Marmara Sea with the Prince Islands across the water. That view is what the scheme is planned around, and it is why every phase carries an island's name.
A 350-metre shopping street runs through the middle of the project, lined with stores, restaurants and cafés under the residences. You shop, eat and meet people without leaving the project.
Why buyers choose it:
You step out of your building and onto the metro. Nidapark Küçükyalı offers its own direct connection to Küçükyalı station on the Kadıköy to Tavşantepe line, so you cross the city underground rather than through the traffic.
Sabiha Gökçen Airport is an average of 25 minutes away, on Tahincioğlu's own figure. The E-5 highway and the coastal road both run past the district, so you have two ways out by car.
The Bostancı pier puts the ferry network and the Prince Islands themselves within reach. The Marmara shore is 1.2 km from the project.
Maltepe is a settled Asian-side district with a long reclaimed shoreline park, its own markets and schools, and sea views along the coast. There is a full district page for Maltepe on this site.

The building in numbers
You choose from a full spread of layouts, from a compact 1+1 to a 5+1 duplex. On Tahincioğlu's own plan sheets the net areas run from 35.65 m² for a 1+1 up to 168 m² for a 4+1 duplex.
The duplexes are genuine two-storey apartments, and they run right through the range at 2+1, 3+1, 4+1 and 5+1.
Six phases mean six characters on one site. Sedef and Heybeli hold the 1+1 and 2+1 apartments, Kınalı and Burgaz the family layouts, and the Mahalle phase is a low-rise run of 30 duplexes with a lift straight down to your parking space.
Kitchens and bathrooms arrive fitted, with the white goods delivered as part of the apartment. You move in and use it rather than fitting it out.
Each phase has its own social club, so the pool and the gym you use are your phase's rather than the whole project's. Kınalı, Burgaz and Sedef each carry a fitness centre, an outdoor swimming pool, a sunbathing terrace and a café.
Your morning run stays inside the gates. Hiking and jogging trails, decorative pools and planted landscape thread between the blocks.
The 350-metre shopping street is what makes this a neighbourhood rather than a compound. Stores, restaurants and cafés open onto it, and Tahincioğlu built it as a retail destination for the surrounding region.
The Heybeli phase adds residence services, and the Büyükada Multi Ev apartments come with concierge and valet service, sea-viewing terraces and ceilings of 3.10 to 3.20 m.

More
You take over a standing building instead of a promise. Nidapark Küçükyalı was delivered from June 2020, so an apartment here can be furnished and let in the same season you buy it.
It was built under the Emlak Konut assurance, which Tahincioğlu prints on the project's own catalogue. Emlak Konut is Türkiye's state-affiliated housing company.
We check the Tapu (title deed) at the Land Registry before any transfer, so the ownership position is clear before you sign.
Turkish citizenship is decided on the apartment, not on the project. Eligibility rests on the official SPK valuation of that apartment reaching the threshold in force on the day of purchase.
Sizes and prices differ from phase to phase and from floor to floor. Tell us the layout and the outlook you want, and we come back with what is available and the price in writing.
Yes. Nidapark Küçükyalı in Maltepe, Istanbul was delivered from June 2020 and is lived in, so you walk through the actual apartment, the gardens and the shopping street before you commit to anything. There is no delivery date ahead of you and no construction stage to follow, and an apartment can be furnished and let as soon as it is yours.
It is in Maltepe, on the Asian side of Istanbul in Türkiye, looking out over the Marmara Sea to the Prince Islands. The project offers its own direct connection to Küçükyalı station on the Kadıköy to Tavşantepe metro line, and Tahincioğlu puts Sabiha Gökçen Airport at an average of 25 minutes. The E-5 highway and the coastal road both run past the district, and the Bostancı pier adds the ferry network to the islands and across the water.
Layouts run from 1+1 up to 5+1 duplex, and the duplexes are genuine two-storey apartments at 2+1, 3+1, 4+1 and 5+1. On Tahincioğlu's own plan sheets the net areas run from 35.65 m² for a 1+1 to 168 m² for a 4+1 duplex, with the balcony and the gross saleable area printed separately on each sheet. The exact area of a named apartment is confirmed in writing with the offer.
It is a residential quarter rather than a single tower: fourteen residential blocks and four office towers on one site in Maltepe, Istanbul, arranged in six phases named after the Prince Islands. Sedef and Heybeli hold the smaller 1+1 and 2+1 apartments, Kınalı and Burgaz the family layouts, and the Mahalle phase is a low-rise run of 30 duplexes with a lift straight down to the parking. Each phase has its own social facilities, so the pool and the gym you use belong to your phase rather than to the whole project.
A 350-metre pedestrian street of stores, restaurants and cafés that runs through the middle of the project, underneath the residences. Tahincioğlu built it as a retail destination for the surrounding region rather than as a convenience row for residents, so daily shopping, eating out and meeting people all happen without leaving the project. It is the feature that makes Nidapark Küçükyalı in Maltepe read as a neighbourhood rather than a gated compound.
Every residence phase carries its own outdoor swimming pool, fitness centre, sunbathing terrace and café, alongside hiking and jogging trails, decorative pools and landscaped gardens laid between the blocks. The Heybeli phase adds residence services, and the Büyükada Multi Ev apartments come with concierge and valet service, sea-viewing terraces and ceilings of 3.10 to 3.20 m. Apartments are handed over with kitchen and bathroom cabinetry fitted and the white goods in place.
The Marmara Sea and the Prince Islands are the outlook the project is planned around, which is why each phase carries an island's name, and the Büyükada Multi Ev apartments are published with sea view and sea-viewing terraces among their features. How much water a given apartment sees depends on its phase, its floor and its aspect. We confirm the outlook of a named apartment before anything is signed.
Price at Nidapark Küçükyalı is set apartment by apartment, because the phase, the floor, the aspect and the width of the sea view all change what an apartment is worth. The project is finished and occupied, so what is available is real stock you can walk through rather than a release list on paper. The price and the payment terms are confirmed in writing against a named apartment.
Turkish citizenship is decided on the apartment, not on the project. Eligibility rests on the official SPK valuation of that apartment reaching the threshold in force on the day of purchase, and the application covers you, your spouse and your children under 18 in one file. We check the valuation against the threshold and the Tapu at the Land Registry before anything is signed.
