Wonderful Villas is a development of eight detached villas in Beylikdüzü, on the European side of Istanbul, built by Solmazlar Yapı A.Ş. Each villa stands on its own walled plot with its own garden, its own swimming pool and its own parking, and each is a 6+2 arranged over four floors.

Eight is the whole project. There is no tower, no shared lobby and no communal clubhouse here, only four villas either side of a landscaped walk behind a single gate carrying the project's name.

The wellness rooms are inside the house rather than shared across a compound. Every villa has its own Turkish bath, its own sauna and its own jacuzzi area in the basement, alongside the garage.

The district is Beylikdüzü, on the European side of Istanbul, in Türkiye. Solmazlar Yapı names that district in its own catalogue and describes the setting as green and away from the city centre. Its own site views show the eight villas standing behind a single gate on their own approach road.

Beyond the district, the developer publishes nothing we can pass on. Its material carries no neighbourhood, no street address and no travel time or distance to any destination, and we will not turn a distance into a journey time because that would be our estimate rather than the developer's measure.

Four floors, served by a lift inside each villa. The basement holds a closed garage of 26.40 m² drawn for two cars, a 7.60 m² Turkish bath, a 5.90 m² sauna, a 4.45 m² jacuzzi area and a 6.55 m² dressing and relaxation area beside them, with a shower room, a security room and a water store.

The ground floor is the one that opens outwards. A 36.95 m² living room and a 16.25 m² kitchen sit off a 10.55 m² entrance hall, and a veranda of 20.00 m² runs along the garden front with the swimming pool drawn directly beyond it.

The bedroom floor above holds four rooms, of 12.00 m², 11.85 m², 18.80 m² and 23.35 m², around a 13.35 m² hall. Two bathrooms, a 4.50 m² dressing room and a 4.60 m² laundry room complete the floor.

Then the roof floor gives you a second living room rather than an attic. It measures 29.10 m² and opens onto a terrace of 23.75 m², with a further room of 11.45 m², a 5.50 m² study and a bathroom alongside it.

The pool is yours. It sits inside your own walled plot, drawn straight off the veranda, so nobody books it and nobody shares it.

The same is true of the spa. A Turkish bath, a sauna and a jacuzzi area sit together in the basement of every villa with their own dressing and relaxation space, which is the arrangement a compound usually puts in a shared building and charges for.

A lift inside the house makes all four floors usable at any age, from the garage in the basement to the terrace on the roof. Solmazlar Yapı states in its catalogue that the villas are built to the earthquake regulation, with water, heat and sound insulation and double-glazed PVC joinery.

Outside your own wall the site is quiet by design. Four villas face four villas across a landscaped walk, the whole is enclosed and gated, and the developer describes the setting as green and away from the noise of the centre.

Investment & Turkish Citizenship

You are buying a whole house on its own plot, in a project of eight. That is a different proposition from an apartment in a block of several hundred, because the supply is fixed and small and each villa is a separate Tapu (title deed).

The villas are sold during construction. Our photographs of 29 July 2025 show them standing, clad and glazed with the pool shells cast, so what you are buying already exists in a form you can walk around and inspect.

Whether a particular villa reaches the threshold for Turkish citizenship is decided on its appraised value against the statutory minimum in force on the day of purchase, with the Tapu carrying the three-year commitment not to sell. We check the Tapu at the Land Registry before any transfer, so the ownership position is clear before you commit.

How big is a villa at Wonderful Villas in total?

Solmazlar Yapı publishes a measured area for every room across its four floor plans but no total area for the villa, and it does not say whether its figures are gross or net. We will not add them up and present the result as the size of the house, because that would be our arithmetic presented as the developer's figure. Ask us and we will get the total confirmed in writing before you commit.

Is Wonderful Villas ready to move into?

Not at our most recent dated evidence. Photographs taken on 29 July 2025 show the villas standing, clad in grey stone and timber and glazed, with the pool shells cast and the landscaping under way, so the structure exists and can be visited. The developer's own project page still listed it among its ongoing projects in March 2025. Ask us and we will tell you the state of the work today.

Who is building Wonderful Villas?

Wonderful Villas is built by Solmazlar Yapı A.Ş., a Turkish construction company founded in 2002 by Nesim Solmaz, who chairs its board. The company states in its own catalogue that it has built more than 2,000 residences, with completed projects in Küçükçekmece, Halkalı, Esenyurt and Beylikdüzü in Istanbul, in Torbalı and Tire in İzmir, and in Kırklareli and Lüleburgaz.
